Harwich and Chatham sit side by side on the Lower Cape, share the same school district, and attract many of the same buyers. Price: the most obvious difference

The numbers speak clearly. Chatham's current median sold price is $1,367,500. Harwich's is $825,000 — a difference of more than $540,000.

At the upper end, both towns have luxury inventory. But Harwich offers a much wider range at the entry and mid-level. Condos and smaller single-family homes in Harwich start around $350,000. In Chatham, meaningful options below $550,000 are scarce.

If you are working within a budget, Harwich gives you significantly more flexibility. If budget is secondary to location and prestige, Chatham opens doors that Harwich cannot.

Taxes: Chatham's hidden advantage

Chatham's FY2026 tax rate is $3.67 per thousand — the lowest on Cape Cod. Harwich's is $5.69 per thousand. On a home assessed at $900,000, the difference is approximately $1,818 per year.

This is one area where Chatham's premium partly pays for itself. Over ten years, the tax savings on a comparable assessed value can amount to $15,000 to $20,000. For buyers comparing the total cost of ownership between the two towns, the tax rate should be part of the equation.

Geography and coastline

Harwich faces Nantucket Sound to the south, with approximately 11 miles of coastline, three active harbors (Saquatucket, Wychmere, Allen), and beaches known for calm, warm water. The sound-side orientation makes Harwich excellent for families, swimmers, and boaters.

Chatham sits at the elbow of the Cape and has coastline on both the Atlantic Ocean and Nantucket Sound. Lighthouse Beach on the Atlantic side is dramatic and unique — home to a massive seal colony and constantly shifting sands. The sound-side beaches (Hardings, Ridgevale, Oyster Pond) offer calmer water and family-friendly conditions.

If Atlantic Ocean frontage matters to you, Chatham is the only option. If sound-side beaches and harbor access are your priority, Harwich delivers at a lower cost.

Community and year-round life

This is where Harwich has a genuine advantage. Harwich's year-round population is approximately 13,400 — more than double Chatham's 6,600. That larger permanent community creates more civic activity, more year-round services, more neighbors, and a social fabric that stays active through the winter.

Chatham's year-round community is engaged and tight-knit, but smaller. The seasonal population shift is more dramatic, and winter in Chatham can feel noticeably quieter than winter in Harwich. If you are moving to the Cape for year-round living and want a town that feels populated and connected in February, Harwich may be the stronger fit.

Walkability and village life

Chatham wins this category clearly. Main Street in Chatham is one of the most walkable, well-curated downtowns on Cape Cod — boutiques, galleries, restaurants, the Fish Pier, Kate Gould Park, and the Chatham Lighthouse are all accessible on foot from the village center.

Harwich Port has its own charm — three harbors, waterfront dining, and a developing commercial corridor — but it does not match Chatham's pedestrian concentration. Harwich is more of a driving town where different villages serve different functions.

Schools

Both towns share the Monomoy Regional School District. Chatham Elementary is in Chatham. Harwich Elementary is in Harwich. Monomoy Regional Middle School is in Chatham, and Monomoy Regional High School is in Harwich.

The schools are identical regardless of which town you live in. This is one of the strongest arguments for Harwich — you get the same educational system as Chatham at a significantly lower cost of entry.

Harbors and boating

Harwich has three active harbors — Saquatucket (the largest, with the Nantucket ferry), Wychmere (one of the most photographed on the Cape), and Allen. Chatham has Stage Harbor, the Fish Pier, and access to Pleasant Bay from North Chatham.

Both towns serve the boating community well. Harwich has more marina capacity and the convenience of the seasonal Nantucket ferry from Saquatucket. Chatham offers Pleasant Bay — one of the most beautiful protected bodies of water on the Cape — and the active commercial fishing fleet at the Fish Pier.

Investment and resale

Chatham's market has historically shown stronger resale stability and price resilience during downturns. The combination of limited supply, prestige, and multi-segment demand (retirees, second-home, seasonal) creates a value floor that is hard to break through.

Harwich's market is more price-sensitive but also offers more upside for value-oriented buyers. With the ongoing sewer infrastructure investment improving the town's environmental profile, and a growing year-round population driving demand for permanent housing, Harwich's long-term trajectory is strong.

The bottom line

Choose Chatham if: you prioritize walkable village life, Atlantic coastline, the lowest tax rate on the Cape, and long-term prestige. You are comfortable with a higher entry price and a smaller year-round community.

Choose Harwich if: you want a stronger year-round community, a wider range of price points, three active harbors, Nantucket Sound beaches, and the same school district at a significantly lower cost.
