Brewster vs Dennis: Find the Right Lower Cape Town

If you are looking at real estate on the Lower Cape, two towns that end up on almost every buyer's shortlist are Brewster and Dennis. Bobby Bantick, a licensed REALTOR® with Bantick Properties in Harwich, works with buyers across both towns regularly — and the question of Brewster versus Dennis comes up more often than almost any other comparison. They are neighbors, they share a border, and from the outside they can seem similar. But once you start looking closely, the differences are real and they matter.

Geography: one coastline vs. two

This is the most fundamental difference between the two towns. Brewster's entire coastline faces Cape Cod Bay to the north. Dennis has coastline on both Cape Cod Bay to the north and Nantucket Sound to the south.

That means Brewster buyers are choosing a bay-side lifestyle — tidal flats, sunsets over the water, and the calmer character that comes with a single-shore orientation. Dennis buyers get to choose between bay and sound depending on the day, or buy near one side and drive ten minutes to the other.

For some buyers, Brewster's singular bay-side identity is exactly the appeal. For others, Dennis's flexibility is the deciding factor.

Price: Dennis is more accessible

The numbers tell a clear story. The current median sold price in Brewster is $765,000. In Dennis, it is $607,500 — roughly $158,000 lower. Brewster's average sold price is approximately $915,000 compared to Dennis's $692,000.

The entry points are different too. Dennis has condos and smaller homes available below $400,000, particularly in Dennis Port. Brewster's floor is higher, with fewer options at the lower end of the market.

If budget is a primary consideration, Dennis gives you more house for the money. If you are comfortable at a higher price point and prioritize Brewster's specific amenities, the premium may be worth it.

Property taxes: Dennis wins on rate

Dennis's FY2026 tax rate is $4.29 per thousand — the second-lowest on Cape Cod. Brewster's is $6.77 per thousand. On a home assessed at $700,000, the difference is approximately $1,736 per year.

Combined with lower purchase prices, Dennis offers a meaningfully lower total cost of ownership. Over ten years, the tax savings alone can amount to $15,000 to $20,000 depending on assessed value.

Outdoor life: different strengths

Brewster's outdoor identity is anchored by Nickerson State Park — 1,900 acres of trails, ponds, and camping that no other Lower Cape town can match. The Cape Cod Rail Trail runs through both towns, but Brewster's section passes directly through Nickerson, which creates an outdoor experience that is hard to replicate.

Dennis does not have a single anchor like Nickerson, but it distributes its outdoor amenities across both coastlines. Corporation Beach and Mayflower Beach on the bay side are among the best beaches on the Cape. West Dennis Beach on the sound side is over a mile long. Sesuit Harbor provides deep-water marina access. And Scargo Tower offers panoramic views from the highest point in the area.

Brewster is better for buyers who want immersive nature — hiking, kayaking, trail running, and pond swimming as a daily routine. Dennis is better for buyers who want beach variety and water access from multiple angles.

Village character

Brewster has one village center along Route 6A, with galleries, antique shops, the Brewster Store, and the Brewster Ladies' Library. The feel is cohesive, historic, and quiet.

Dennis has five villages — each with a distinct personality. Dennis Village and East Dennis on the bay side share 6A's historic character. Dennis Port on the sound side is more commercial and active. West Dennis and South Dennis are residential and beach-oriented. The variety means Dennis offers more lifestyle options within a single town, but it also means the town lacks the unified identity that Brewster projects.

Schools

Brewster is part of the Nauset Public Schools district, which includes Nauset Regional High School in Eastham. Dennis is part of the Dennis-Yarmouth Regional School District, with Dennis-Yarmouth Regional High School in South Yarmouth.

Both districts are functional and serve their communities well. Nauset tends to receive slightly higher ratings in public assessments, which is worth considering for families where school quality is a top priority.

Market activity

Dennis currently has significantly more inventory — 86 active listings compared to Brewster's 35. Dennis homes are also selling faster, with a median of 7 days on market compared to Brewster's 13.

For buyers, Dennis's deeper inventory means more options and slightly less pressure on any individual property. Brewster's tighter supply creates more competition, particularly for well-priced homes in desirable locations.

So which town is right for you?

Choose Brewster if: you want Nickerson State Park as your backyard, you prefer a single bay-side orientation, you value a cohesive village center on 6A, and your budget supports the $765,000+ median comfortably.

Choose Dennis if: you want both bay and sound access, you are looking for a lower price point or a wider range of housing types, you want the cultural amenities of the Cape Playhouse and Museum of Art, or you need the deepest inventory pool on the Lower Cape.

Both towns are excellent choices for year-round living on Cape Cod. Bobby Bantick works extensively in both and can help you figure out which one fits your priorities. Call Bobby at (508) 958-1041 or visit bantickproperties.com. Expect Better.
